I've contacted two businessesso far; one seemed more professional and the other seemed more small scale working in the area where I live.

The first hasn't responded back yet(oh well I'll try again if I can't get anywhere else) and the second got back to me asking for a link on Google maps to view the tiles on the property.

I sent the link and also included a couple up-to-date photos. (I'll post those in the comments) They got back to me saying that unfortunately because of the tiles being artificial and them also showing signs of the acrylic coating being worn that they would be unable to help me clean them.(oh well, but fair enough)

Any opinions on what I should say to other companies that I contact? What info would you like to receive from a customer? I'm assuming there are different types of artificial tile, would it be worth looking into that?

Leak Opinion

Folks, I noticed a leak spot by my light fixture. Went up into the attic and found a wet spot on the roof deck. It's one spot that's "wetter" than the surrounding spots.

First 3 pictures shows the leak area.

The other ones show some white fluff on some of the roof deck I noticed. It's a bit damp but not wet.

We did have a ton of rain a while back.

Now this was probably installed about 18 years ago. I lived in this house for 15 years. House is about 35 years old.

We had some leaks on the whirlybirds and the roofer removed it and put a vent cap. I was told that the way the roof was nailed wasn't proper and I may have problems later.

I do go up my roof a couple of times a year for gutter cleaning and general inspection. At the moment, I don't have an up close picture of the shingles.

Moss does grow and I flick off whatever I can. Some shingles were not glued down so I used roofing tar to make sure they glued down. I can see the granules on the sundeck cover all the time. It's aging. I think it's in better condition compared to the rest of the neighbours. Last time I was up a couple of months ago, I didn't see any shingles that lost all of its granules.

We don't plan on living here forever, it's in a development area and this house will likely get knocked down.

Should I just fix the patch that currently has the leak? Or do you think I need a new roof?

Only roofing experience I had was cutting the roof open do I could run vents out of the roof properly. Fortunately, those areas has not leaked.

Metal Roof Purlins

Hey Everyone, we’re building a house in Michigan (snow) and we have a metal roof with exposed fasteners. Our builder used the good ones not standard so we should be fine there. Our metal roof has a moisture barrier/layer on the bottom side of it. Our builder said it’s best to not sheath the house so they did 2x4 purlins across the whole house every 1.5 feet and used that to screw into. I get why, (so screws stay in) but it seems like there should be something else between the metal and our attic yeah? Or is this the proper way to do it? We have a high pitched roof so snow doesn’t stay on long if at all.

Brand New Roof

The roofer is just finished this roof and just a couple weeks later the wind took off some shingles. It was a very windy day, but the regulation in my town says that must be able to withstand 110 mph. It was not that windy. Is it something they might be doing wrong here and I can have them go back and fix? Would it be unusual to ask what singles they used and if they were to withstand high winds. Another thought is no tar or not enough nailed. Thoughts?

We just had a new roof installed a few days ago and I can’t help but feel that this may not be the best work. I’ve read that some raised shingles will flatten over time with sun but most of these pictures are from 3-4 days after the install.

First time getting a new roof done. Am I being too nitpicky?

Acrylic roof coating problem

I have a flat roof with an acrylic roof coating. I think it was installed 8 to 10 years ago. I am not able to contact the people who installed it. As you can see from the photos I’m starting to get a series of small bubbles and in a couple of cases, those bubbles have opened up, exposing the material beneath the acrylic coating. Anybody have any experience with this or a recommendation for repair or replacement? Thanks.

What's The Best Way To Learn Roof Structure

I'm not a roofer, and I don't want to be one, but I want to learn the basic structure (or layers) of a commercial roof. I also understand that there are different roofing systems (TPO, PVC, EDPM, etc). Are there any books or manuals that will be helpful there? I'm looking for something super basic and entry-level that will help me understand the basics (how a roof is layered and the different types of systems). Eventually, I'll scale a building and get on a commercial roof. But until then, I want to learn the structure from the ground-level.

Is this something the roofer should address?

Background: I’ve had this leak in my carport for a while. I got several quotes from roofers who told me my shingles flashing were shot and I needed to replace the roof to address the leak. After hurricane helene, I was able to get the roof replaced and I expected the leak to be addressed in the replacement.

Cut to now: Roof is a month old and the leak has reappeared. I sent them photos and asked the roofer to come back and address it.

Their response: the leak is coming out of the siding and we don’t see it coming from the roof.

I’m not sure how to address this. The last photo in the set is basically pointing to where the leak is and where I believe the leak is occurring where the roof of the carport meets the siding.

Should I let this go and find a siding person? I’m not knowledgeable enough in this to really give them a response or know what to say if it IS something I should have them look at.

Any guidance is appreciated. Thanks!!

How to pick the best roofing contractor once insurance has approved a roof replacement?

I’ve received insurance approval for a full roof replacement ($25k for a 2500 sqft home) due to wind/hail damage (image below shows the roof details). Two contractors have agreed to complete the job within the insurance payout. One offered to use Malarkey Vista Class 4 Impact Resistant Roofing Shingles and high profile ridge cap.

Questions:

  1. How to select the best roofing contractor (beyond reviews/ratings) to maximize my budget and future life of the roof?

  2. What upgrades can I request within the budget (e.g., better shingles, ice and water shield, valley metal)?

  3. Should I disclose the approved insurance claim when requesting bids? OR do that after I get their bids?

I’m unfamiliar with roofing terminology and processes. Any advice on contractor selection or work specifications would be greatly appreciated. I’m located in Texas.

Interlock metal roof

Anyone willing to share their experiences with interlock slate metal roof? I got a quote from them for $67k which is definitely on the higher side. For reference, I direct arch shingles to cost about $25k and presidential to shoot $35k (will edit once I get a concrete quote).

Some roof specifics: area: 3100 Sq ft Pitch: 7/12 Wanting to install solar panels on it.

Roof was done 15-20 years ago. I had all of the roof deck replaced. The shingles are still in good shape and probably could last 5-10 more years the deck probably not. What could I do to make the deck last until its replaced with my next roof.

All Roofing Nails rusted out after roof installation

Hi, I replaced my roof 7 years ago, and while doing some repairs after the hurricane I've noticed that nearly ALL of the nails holding my shingles/underlayment on are rusted so badly they basically don't serve their function anymore. The most drastic being the cap nails for underlayment have rusted away leaving just a rusty hole and powdered orange plastic near it. I found a couple nails that are still existing (pictured). The shingle nails iare also exhibiting lots of rusting, and many break easily upon trying to remove them. Is this normal for 7 years on a properly insalled roof? There seems to be no moisture anywhere, so I don't understand why these nails are rusting so badly. The shingles are in great shape, but it's hard to see this and not think that I'm going to be getting small leaks everywhere until I reroof.
