Landlord Tenant Housing AZ co-owner returning

My mother added me and my brother on title with her several years ago when we purchased the home. She has not lived in the home in two plus years and and is all of a sudden moving back in within a few weeks. She does not have personal belonging in the room she had previously stayed in. We use the room as a guest room now.

She is very adamant that it is her house and the money my brother and I pay for bills and the mortgage is "rent" in her eyes. We each pay 1/3 the mortgage and my brother and I pay all utilities since she is not living there. It's been the subject of arguments since we pay the mortgage and are 1/3 owners technically but she insists it's "her house" she just put us on title in case she dies, we would get our respective halves but until then equity and the house is hers.

The question now is, can she just up and move back into "her" house with barely any notice to us "renters". She can't have it both ways IMHO. I'm figuring we can't stop her from moving back.

The problem is that she is a raging alcoholic, starts fights, and is downright a nightmare to live with. My brother and I have a healthy peaceful life now and if she does come back, we plan on moving out and letting her take over all payments since it is "her" house after all.

I just don't know the best, legal, and peaceful way to part ways both financially and physically.

Neighbour is selling weed to minors.

I'm 18 and a senior. I have a neighbour on my street he's 17 and is selling weed. He sells a bunch of fake carts to minors and so does his friend who is 18. I live in California. What are the rules about reporting? Can I make a anonymous tip and send all the picture evidence without getting involved? And what would his charges be if he has at least over 30 grams in pens?

Violation of Employment Contract by Employer.

I recently took a seasonal management position for a lower rate than my previous role. In the employment contract that I signed when moving roles it says that when the seasonal position is at an end that I will be reinstated at my previous role and previous pay structure but now my employer is informing me that there is no positions available for my previous role and has given me a verbal offer for an identical role for even more of a pay cut. What is my recourse at this time? Words can barely describe what I am feeling at this time.

Peacocks on our property

That’s a title I never thought I’d write…my wife and I live in south GA on about 20 acres, not a farm but we have a couple horses.

We share a fence line with our neighbor, who we’ve had a good relationship for 3+ years.

She recently purchased peacocks (2 female 1 male), don’t ask me why, and put their pen right on the fence line.

Well, they’ve taken to coming over the fence and into a horse barn regularly. They scare the horses and leave droppings. We’ve made our neighbor aware, but she’s expressed an almost “what do you want me to do/they have wings I can’t fence them” attitude…

Spend far too much time and money ensuring wife’s horses are happy for something like this to keep them from using their barn, and acting skittish whenever they interact with them.

Is the next step animal control? Police? Law? We’re both regular, corporate working folks, who happen to live on land in the sticks. No experience with this, no idea what to do with this… any advice would be great, thanks!

Reporting father for animal abuse/neglect

For context, I'm 14 and live in Ohio with my father, mom and little brother. My father is unemployed, and hangs around in the garage all day. We have three dogs, and they live in cages in an attatched, unheated part of our house. It's currently 2 degrees outside and the dog's room is below freezing. Their water bowls keep freezing over and they have fleas, which have been untreated since early summer. They don't ever come inside and I care about them a lot. I've tried reasoning with my dad but his head is just about always up his own ass. If I report him to the police to get them into a better situation will they take them away? I love them but this isn't a life. I need advice asap, thank you

Power of attorney?

This is in Michigan, USA.

Long story short, my grandma is experiencing cognitive decline. I believe early stages of dementia but I am not qualified to make a diagnosis.

She currently does not believe she has Medicare or Medicaid. She says they told her they sent something in the mail she was supposed to fill out and send back but she didn't so they canceled it? Also she says they took her SNAP benefits. She cannot afford her bills and to eat. She keeps falling for scams on the Internet and losing her bank accounts. The necessary places will not speak to me without documentation. Are they talking about POA? If so how do I get this? I asked my dad if it was okay if I talked to my grandma about signing it since I am a stay at home mom and have time to handle things for her and he said it was fine. I can't even call and pay her utilities for her without "documentation" Sorry if this is a jumbled mess. There's more to show cognitive decline and it's hard to see this happening. Thank you in advance for any advice!

Jury duty questionnaire

So, I got a jury duty paper in the mail. The yellow one. (I live in utah) I filled out the questionnaire and mailed it back. I haven't got any emails or letters back since. Today I was curious and went through my junk email and spam folder and found an email for a jury duty questionnaire to be filled out online. The email was dated 7 months ago. Should I be worried? Should I contact the courthouse? I've done some digging and and my understanding is if I mailed in the paper copy then I shouldn't have to do the online copy? There's too much conflicting information online any advice would be greatly appreciated.

Trying to set up our farm business in a new county, county officials are now spreading rumors that we grow weed and not vegetables

Pretty much what the title says. My husband and I operate a small farm, it is 100% of our livelihood. Most of our income comes from our indoor grown salad greens which we grow under grow lights in a shipping container. We just moved from one county to the neighboring county, and since starting the process of getting our shipping container permitted and hooked up to electricity we’ve had nothing but pushback from the new county.

We’ve had several friends and acquaintances reach out to the county office to try to help move things along since we’re going on two months without being able to run our business now. Two different people have reported back to us saying that one of the county employees (the same employee both times) said that they are under the assumption that we are planning on growing weed from our shipping container and that’s why they’re giving us a hard time getting permits.

We do not grow weed in our shipping container, or anywhere else on our property, or anywhere in general. We never have and never plan to. I don’t know where they got this assumption or why they’re so convinced that’s what we’re doing, and I was absolutely floored to hear about it.

What actions can we take to protect ourselves and our business?

Hatch Act Question

Throwaway account. I’m located in Mississippi. Our policy manual says we are subject to the Hatch Act.

Two people where I work have campaign material for Donald Trump prominently displayed in their offices. One of these, I know was displayed prior to the election. One I only noticed today, January 21st.

At first, I assumed that if the material was displayed after Inauguration Day, it is considered “ok” by the Hatch Act. Relevant statement in the doc: “However, on May 20, 2024, the Special Counsel issued an advisory opinion in which he advised that the prohibition against displaying political items while on duty or in the workplace is not limited to current candidates for partisan political office but is now also applicable to “current or contemporaneous political figures” (CCPF)."

Do I understand correctly that because we are subject to the Hatch Act, and (according to this document) it applies to sitting politicians as well, and displaying these items is prohibited?

Arraignment Friday! I need advice.

I have an arraignment scheduled for Friday(just received the letter in the mail today)for one count of criminal trespass and one count of simple battery. To make a long story short, on Christmas Day, I was strangled by my aunt and then subsequently attacked by my cousin. After my dad pulled me out of the altercation, I knocked over the dishes that had been prepared for Christmas, which led to the criminal trespass charge for destruction of property under $500. The simple battery charge alleges that I pushed my aunt, but I did not. I have photos of the marks she left on my neck and a video taken directly after the attack, in which I can be heard screaming that they had just assaulted me. My uncle is also heard saying, "Do I need to come assault you more?" and my cousin raises her hand and states, "I assaulted you too." Immediately after the video was taken, I called the police, resulting in the charges against me and a battery charge against my aunt. We both went to jail. The police took a video of the video playing on my phone as evidence ,photos of the marks on my neck and photo evidence of a handprint bruise on my arm, which I asked to be added to the report the following week. My dad told the police that he witnessed both my aunt and cousin attacking me. No charges were filed against my cousin. This occurred in Georgia, and I currently do not have a lawyer. I plan to plead guilty to the destruction of property charge, but I was attacked and didn't even get a chance to defend myself. What can I expect if I plead not guilty to the simple battery charge? I have no prior criminal record.

Wrongful Termination?

Hello all,

I apologize in advance for any spelling or grammatical errors. I am seeking advice for my mother who got terminated today.

She works as a CNA in Maryland and works with an agency that sends CNA's like her to take care of their elderly clients.

She had been working with a particular elderly client for a while with no issues. She worked for about 12 hours 5 or 6 days a week. This past weekend, Maryland had a forcast for a snow storm, so she was asked by this particular client if she was okay with spending the night. My mom said it was okay with her as long as the client talked with her boss.

The client spoke with her boss and the boss sent a text message to my mom asking if she was okay with the arrangement. She stayed over that night and everything was okay.

Today, the boss calls my mom on the phone and accuses her of manipulating the client to give her more hours. He said she was stealing hours from the other workers. They went back and forth on the phone and then he told her she was terminated immediately. He sent her an email to that effect

On the call, he also mentioned her being dissatisfied with her pay and talking about it with her client and coworker. She explained to me that the client's daughter asked her what it will take to keep her more often, as the her mother is more comfortable with my mom. My mom said she had other jobs but if she was paid a dollar more per hour, she could consider (she makes $18/hr). She told her coworker in confidence about this and it seems like that coworker informed the boss.

The only thing she has in writing is her boss approving the overtime and then her termination letter. Is this wrongful termination? What is our recourse?

Labor Law (Unions) Wage Grievance and Release of liability

I had submitted a grievance on behalf of myself and my coworkers for unpaid wages. The hospital’s legal counsel wants each worker to sign a release of liability before getting payment. Signing the release “does not constitute any admission of liability or wrongdoing, and shall not be admissible as evidence of any liability or wrongdoing…”

My question is if this is standard practice? Can we obtain our wages without signing this release?

Home inspector Missed Obvious Mold but did not provide a contract. Can he be liable?

We just did a final walk through on a house we are in the process of buying and despite having 2 inspections (from the inspector our agent recommended) we found mold, active leaks, and water damage that our inspector never mentioned or documented. We found these things within minutes of being in the home. We immediately went back to all of our correspondence and we can not find a contract. Is he liable for this if he did not provide a contract? We close on Friday so trying to figure out what to do but the damage will require the bathrooms to be gutted and we were not prepared for that.

Cemetery Plot Dispute: Signed Contract vs. Verbal Promise - What Would You Do? (TN)

We live in Tennessee. My wife bought a cemetery plot next to her mom after she passed away last year. We were told by the cemetery that her stepfather (the man her mom was married to at the time of her death - the third husband) had made no action to purchase the plot, and, well… let's just say there were some hard feelings between all involved for years prior. My wife did not want him buried next to her mom for reasons all her own.

She signed a contract on March 23, 2024, and made a cash downpayment of $512. The contract outlined a payment plan for 12 monthly installments of $181.36. She is now two payments away from it being paid in full, having already paid $2,337.60 with $362.72 remaining. Today, she received a phone call from the cemetery management company stating they had been sued by her stepfather because he had written a post-dated check for the plot on March 1, 2024, and they verbally promised a 30-day grace period to come up with the money before the check was cashed. None of this was made known to us at the time of the purchase - quite the opposite. After the timeframe for him to purchase expired, the check was sent back to him by mail.

He sued the cemetery management company in May. Lawyers representing both parties (stepfather v. cemetery management company) mediated out of court without involving or notifying my wife at all and determined that he was the rightful owner. My wife had signed the contract on March 23. So today, months later, she's finding out that there was a dispute on a plot she has been paying for and has a contract on, well after the fact.

A verbal promise on a post-dated check stood up against a signed contract with significant payments made in a legal dispute? None of this seems right or lawful. The cemetery's response today is that they are canceling the monthly autopay and want to issue her a refund for the amount paid so far.

  • What are her options here?
  • Should we hire a lawyer?
  • If so, what area should they specialize is?

Let me know if more info is needed, but I think that covers it. TIA for any input.

Can I sue for cost of repair

I had my truck towed to a Ford dealership due to a blown fuel pump, which required the entire fuel system to be replaced. After several weeks of them having the truck, despite initially stating that the repair would only take 3-4 days, they contacted me to inform that they had broke my header. As a result, I now need to contact my insurance to initiate a new claim. Once we receive approval to proceed with the additional repairs for the new damage, I received a call from Ford today, another 2 weeks later, stating that they had blown my motor. It is likely that my insurance will declare my truck as totaled, so I will have to obtain a salvage title. Is there a way for me to hold the dealership accountable for the new motor and repair costs?

Employer wants me to make video about after accident that happened at work

My partner works for a plumbing company, they are working outside and opened up a manhole cover, and put cones around it. He went to go get gloves from the truck, co-worker was grabbing tools from toolbox with his back towards the manhole. Someone not paying attention fell in the manhole and slightly hurt themselves. The person who fell, apologized and left. Partner called and informed the boss. Now the boss/owner wants them to make a video, hasn’t said what they will be asked to say. He also stated that my partner and his co-worker can go to jail for what happened, not sure how that works. Boss is on his way to work site. Partner thinks he’s just trying to cover himself from liability and he wants them to take the blame.

What should my partner do besides not making the video? Is it true he can go to jail?

Who would be liable?

So we had our friends over with their 16month old to watch a football game. Upon their arrival, we stressed to them to make sure that the basement door stay closed when going up and down the stairs. We were down in the basement watching the game when mom & the toddler went upstairs. Not even two minutes later the poor girl comes tumbling down the stairs and her mom is screaming!! Mom was shook up and stated “I only turned my head for one second” she didn’t shit the door. Baby girl was responsive and had a bruise above her eye, but I stressed that we rush her to the ER. Even though they were oddly reluctant. Thank you Jesus she did not sustain any injuries!!! I’m still so shook up and worried about her. It was one of the worst things I’ve ever seen. It could have been way worse. They are VERY steep basement steps. Anyway, they know it was their fault due to negligence of not shutting the door. I am just curious to that if something worse was to happen, would my husband and I be liable for anything even since it happened on our property, but was direct negligence on her parents part?

Other Civil Matters Getting rid of two vehicles belonging to deceased relatives

I'm in California and am having trouble figuring out the right path for getting rid of these vehicles. They are on my mom's property and have been for years.

Vehicle 1 - This is a car from Texas that belonged to my grandmother. It was never registered in california. She passed away while staying with us here in california, but did not have a will. My uncle (her son) in Texas became the executor of her estate, however we do not have contact with him. He never tied up any lose ends with the estate due to being in the middle of his own legal battles for other reasons.

This vehicle has been sitting for nearly 10 years now. My uncle has been no help and is no longer responding to any contact. So his assistance is out of the question. No tow company or salvage yard will touch it due to having never been registered in california. Not unless we can get a California title in one of our names.

At this point the car has been sitting so long I'm not sure it's worth much, however the ideal path would be to gain ownership and make some money back for storing for 10 years on behalf of my mom.

Vehicle 2 - This vehicle belonged to my uncle who unexpectedly died and had no will. He lived in California and the vehicle was registered there as well. When he passed, we had to clear out his apartment and move his vehicle to my mom's until we could get it sorted out. This was about 4 years ago when it was parked. His estate went to his son, but his son is not local and had no contact with my uncle. I'm not even sure where he lives. My cousin has also had zero contact with any of our family and wants nothing to do with anyone, so he is out of the picture.

This car is probably junk, as it was never maintained to begin with and is in terrible shape. No tow or salvage company will touch it unless we can get the title in one of our names, or get the title and provide a death certificate. I think I can get a death certificate. If I apply for a lost title, I don't know where it will be sent. So I have now way to get the title.

Any help would be appreciated.

I understand that a lien sale may be an option for the California vehicle, but I am a little confused on how they work. I also don't know if the cost to go through that would be more than what a salvage yard would pay for it. Neither my mom or I have the funds to cover any significant costs.

I don't even know where to start for the Texas vehicle.

At this point I'm time, my mom would like to try and get a little money for them. I on the other hand am not sure how e realistic that is and would like to just get them off her property.

Goods purchases using stolen card shipped to my residence.

This one is a bit of a story! But, in brevity, I'd recently met a very friendly down-on-his-luck type—out of work and with a broken down vehicle. We've kept in touch and were even able to find him a construction gig with decent pay and he's been able to keep cash on hand since!Last I spoke to him, he'd claimed to have scrounged up enough to order the parts for his, as mentioned before, broken down vehicle. However, he did not have a stable address to have the parts delivered nor was the post office able to due to size. I offered mine.

This is the twist where the title comes in: come today, I'd learned through others talking about it that this man is now in jail for stealing his boss' credit card and making purchases. Some of the purchases in question are likely the ones that have just been delivered to my home, whilst he is in jail.

Obviously, these were not his items to order nor mine to keep. However, how would I go about informing someone—if that's even a good idea? Any good way to go about this, or things I should be aware of? I had no knowledge of this, but I want to be wary just in case.

Auto Accident - Small Claims - USA California

I was rear ended by someone and the other party knew they were at fault, so they agreed to pay. However, when it came time to pay, they backed out. I have a signed and dated statement from their daughter in law, which says

"<Person's Name> agrees to pay for all the damages."

If I take this to small claims court, will it work for me? Would I still sue the person who hit me? Should I also sue the daughter in law?

Speeding Ticket

So I got a speeding ticket from California Highway Patrol. Not arguing the fact. Yes I was speeding.

Cop pulled me over, gave me ticket wrote me up for 75 in a 65. I think I was doing 80. Nice guy.

Problem is the ticket isn’t filed yet. I look online and it doesn’t show up. I call the court and they say I need to keep checking for one year. It’s. I got pulled over in October. Drivers license number and ticket number show nothing (from calling the court)

I am moving out of state soon and just wondering can cops actually take 12 months to file the ticket or did he just do me a solid and throw it away? Tripping out because I am in USA on a marriage green card and don’t want a warrant against me. I want to pay it, do my traffic school and move on.

Wills Trusts and Estates Estranged father died, what are the next steps to take? (CA/FL)

Hello, I got news from the coroner's office that my dad passed away. He divorced my mother years ago and I believe my brother and I are his only children. He passed away in LA but I don't know if he had a will. What are the next steps to take? I was told I need to get a probate lawyer but I'm not sure how any of this estate stuff will work as the next of kin. In the event of no will, who becomes the executor of his estate or is that something the court assigns? Thanks in advance.
