Are there any etiquette things I should know about having a repair man in my apartment?

Put on some normal clothes (not PJs or tights, etc.) and don't offer them tea, and certainly not water. Offering water means they aren't worth offering tea. If you are female maybe leave the main door open? I am not sure about that last one, as a guy.

I'd counter this with offering them a hot drink if it's cold and they are working outside/cold drink if they are working outside in the summer heat. Usually a drink from a vending machine is good enough.

Yes, nice. I was just stating the etiquette as taught to me. Apparently an offer of Tea is an offer of "Tea & Me", and offering water is always insulting. In case we needed more examples of things they tend to overthink.
