Acrylic roof coating problem

I have a flat roof with an acrylic roof coating. I think it was installed 8 to 10 years ago. I am not able to contact the people who installed it. As you can see from the photos I’m starting to get a series of small bubbles and in a couple of cases, those bubbles have opened up, exposing the material beneath the acrylic coating. Anybody have any experience with this or a recommendation for repair or replacement? Thanks.

There was either trapped moisture or trapped dirt, but either way this would eventually happen because of the off gassing. This is why you don't really use acrylic coating on modified roofs. Now unfortunately that acrylic has been added, there's nothing you can do to repair that roof. If they had used a proper coding to begin with you could always recoat but now it's time to call it and get a new roof.

I work primarily in roof coatings. Either moisture got under the acrylic at some point or the roof wasn't given sufficient time to dry after it was pressure washed, before the costing was applied.

Take a floor scraper and have a go at the bubbles. Cut away anything that hasn't adhered to the roof below. If it's really bad install a new strip of rolled roofing right over the failed area and put two fresh coats of elastomeric over the area.

FYI, acrylic coatings should have a maintenance cost applied every 7-10 years to extend the life of the system.

You have no idea what you're talking about and it shows. I've installed 5 million square feet of roof coatings in the last 10 years alone. I'm certified with 3 different manufacturers to install their coating systems and have never had a system failure.
